Method #1

With Today’s amazing foreclosure environment banks are bleeding red ink. That is too bad for them and great for those of us who can afford to scoop up the diamonds laying around.

Today it is VERY common to find 130K houses for $15,000 to $25,000 with very little repairs. We wait for the best opportunities after careful analysis and scoop them up.

Eventually, people will start buying homes again. Its not like the population of the USA will shrink any time soon.

Our game plan is very simple: we find cheap houses, fix them up and hold for cash flow and enjoy the tax write offs and the appreciation potential as time passes.

Its much better than the CD’s and far better than annuities. Both are instruments created by Insurance companies so they can get your money at a very cheap rate and then lend their money at 5-10X what they got it for.

Its not rocket science, our team has become very very good at it. And the good news is you can piggy back on our knowledge and success and work with us on cashflowing investments for your portfolio!

Method #2

We look at literally hundreds of homes a month. Few make the cut. Those that we don’t buy we still consider for purchase. Here is why:

1. House 15 on the 100 homes list looks good, but for some reason it doesn’t make the cut. The price is TOO GOOD to pass up and it makes good sense on the spreadsheet.
We know we can make money at it, but either we don’t have the capital, or the team members to handle it. Perhaps someone else could make money at it…

We have lists of buyers nationwide. So we simply add a couple thousand dollars on top of our purchase price and sell it to them. It helps pay for our time in research and gives them a great deal as well.

For Example, we find a house worth $110,000, but we can purchase it for $27,500.

We buy it and then add $5000 fee to the price and sell it to a landlord or other investor who wants to keep it. We sell for $32,500 and make a little money on the deal.

So how does this involve you? Remember method #1? Where we buy to keep the home for long term? All our money is tied up in a property, and we need to make the money for Method #2 that is where you come in.

We can return 7-15% in a very short period of time for the USE of your funds. The cost to us is irrelevant – its the availability that is so important. We secure your funds with a Mortgage or First Deed of Trust and then we quickly sell the property in 15-90 days and pay you principle plus interest.
